Nurture Wellness Marketplace is a vibrant new concept founded in holistic values. Nurture encompasses fitness facilities, childcare, locker rooms, event space, retail, dining, and wellness services. At Nurture, after yoga, you can visit a doctor, therapist, salon, or relax in the salt cave. Nurture Wellness is peerless and has become an amazing facility benefitting Coloradans who desire healthier living services.
Nurture purchased the 1950’s-era masonry building, Saint Dominic’s school, that was designed as a modestly gothic complement to the adjacent church in the Denver Highlands neighborhood. At 23,000 square feet, the project would have an immense amount of program incorporated into the two floors. BOSS Architecture was the Architect challenged with developing the concept and Rand Construction was the selected contractor.
The Owner had limited capital allocated to the project, which had to be managed carefully. When 4Site was retained, the project was 20% over budget at Design Development pricing. To make the project a reality, the team had to work collectively and recoup those costs. BOSS went back to the concept and reworked the interior design aesthetic to accentuate the existing building. Meanwhile, Rand Construction provided repricing on nearly every bolt in the project. Ownership procured materials and services, scouring the city for bargains. Working with this multi-pronged value engineering strategy, the project was back on budget by the final contract and could commence with lending in hand.
Another obstacle overcome was the entitlement process. Working with an expediting consultant and proactively communicating, the project was met with positivity from the City reviewers, despite the complex nature of the program which understandably confused some staff. The project just didn’t fit in any category. It is an all inclusive center for wellness.
